Questions about your move
What is my property worth?
There are two views. The comparable value is an estimate based on similar recent sales nearby. It is a useful starting point and I am happy to share it. The market value is what a buyer actually pays, and that can only be found by taking the property to market. No two properties are the same to a buyer, so presentation and marketing matter.
What affects the price I will get?
Some things are outside anyone’s control, such as supply and demand, lending rates and what other owners are asking. What I can influence is how the property is presented, how it is marketed, and how offers are negotiated and communicated.
Can I handle the move myself?
You can. You would take on the marketing, advertising, legal paperwork, buyer enquiries and negotiation. Finding a buyer is the easy part. The risk is underselling without knowing it, and securing the best buyer on the best terms is harder than it looks. If you go that way, ask me for some free advice.
How does the fee work?
You do not pay for time spent. My fee is earned when a result is achieved, and a good agent should leave you better off.
What do you do differently?
Three things: negotiation, marketing and communication. Negotiation is about getting you the highest price a buyer is prepared to pay, not just the first offer on the table. Marketing is about creating the right perception of your property before it is advertised. Communication means regular, honest updates, so you understand the market and feel confident in every decision.
Should I talk to other agents?
Yes. Meet a few, look at their marketing, and go to open homes to see how they work. The right fit matters.
Is there a guide I can read first?
Yes. The Property Sellers Research Guide is free. Ask for it with your name, contact details and property address, with no pressure to do anything.
Which areas do you cover?
The Shire of Mundaring, the City of Swan, the Shire of Northam, the Shire of Toodyay and the City of Kalamunda in Western Australia.
Who photographs my property?
I do, including drone photography where it suits the property.
